7R, a Polish developer of modern warehouse space, is set to make its debut in the Lublin market. The planned project—7R Park Lublin—will be a complex of modern warehouse facilities located in the city’s industrial district.
The 7R Park Lublin logistics complex will consist of five buildings with a total area of approximately 110,000 square meters. The project is currently in the planning and design phase.
Poland is an important logistics hub in Central and Eastern Europe. The growing regionalization of distribution centers is a key factor in adapting the supply chain to the market’s rapidly changing needs. We also expect that the trend of moving production lines from Asia back to Europe will become more pronounced in the long term. As a result, demand for industrial and warehouse space will increase throughout the country, including in eastern Poland. The developing road infrastructure and availability of workers in the region are factors that will certainly attract investors to Lublin.

The 7R Park Lublin complex’s attractive location, just 3 km from the city’s ring road, means that the development will be within easy reach of the S12 and S19 expressways. The city’s highway and rail network will enable the park’s tenants to carry out efficient logistics operations both within the country and beyond its eastern border. The development site in the industrial district, close to the city center, allows for the implementation of urban warehouse solutions.
Our Lublin complex, thanks to its central location in the city, will offer a range of multi-purpose facilities. These will include large warehouse spaces, areas designed for light manufacturing operations, and smaller units of approximately 2,000 square meters—a unique feature of our City Flex urban warehouses. By combining different types of buildings within a single logistics park, we will create a flexible solution that meets the diverse needs of our tenants.

CBRE assisted the developer in analyzing the economic potential and selecting a location for a new project.
We had the pleasure of representing 7R’s planned logistics and industrial investment in Lublin. The facility’s enormous potential stems from its proximity to the city center and its excellent access to the city’s ring road. These factors will undoubtedly ensure the project’s success in Lublin’s highly promising market.
