Following the completion of 400,000 square meters of warehouse space in 2021, 7R has been consistently pursuing its expansion strategy. Currently, 800,000 sq. m. is under construction across Poland. In Upper Silesia, the developer is building, among other projects, the 7R City Park Katowice I production and warehouse facility, which will deliver over 49,600 sq. m. to the market. The project is scheduled for completion in the fourth quarter of this year.

The construction of 7R City Park Katowice I is part of the revitalization of a post-industrial site. By taking on this challenge, we have the opportunity to restore functionality to a place that once housed Poland’s largest copper and brass rolling mill. Brownfield development is also a key component of the smart urban and regional development strategy we aim to be part of. By utilizing brownfield sites located within urban agglomerations, we can promote sustainable construction while also providing facilities that support last-mile logistics and manufacturing growth.

The 7R development in Katowice is scheduled to be completed by the end of 2022. STRABAG is the general contractor for the project.
The facility will feature high-bay storage—up to 12 meters—as well as the option to create smaller modules, thanks to a combination of two solutions: Big Box and City Flex. Both buildings will offer modern office spaces tailored to tenants’ needs.
7R City Park Katowice I will be located directly at the S86 interchange and adjacent to National Road 79. In addition to production and warehouse space, with minimum modules of 1,000 or 3,200 sq m, the project will feature a green relaxation area open to the public. The project will also undergo a BREEAM assessment, confirming the use of eco-friendly solutions in the areas of energy efficiency and building comfort. To reduce energy consumption, the facility will feature LED lighting, skylights, and destratification systems, among other measures.

Construction projects on undeveloped land often lead to interesting historical discoveries. During construction work at 7R City Park Katowice I, the developer discovered a so-called slag (metal waste produced during metallurgical processes), which was buried in May 1984 to mark the 150th anniversary of the construction and commissioning of the first metal smelter in the area. The artifact has already been transferred to the WALCOWNIA Museum of Zinc Metallurgy.
