7R Returns to the Warsaw Warehouse Market – 7R Park Warsaw South III Launches in Sękocin

7R is beginning construction of the modern 7R Park Warsaw South III logistics park in Sękocin, near Warsaw. The project will consist of two buildings with a total leasable area of approximately 47,000 square meters. Construction is scheduled to begin in early August 2026. Even before construction began, 7R signed its first long-term lease agreement. Strefa Tenisa, Poland’s largest e-commerce retailer of tennis accessories, has leased 3,500 square meters of space in the complex.

A New Phase in 7R's Development in the Warsaw Metropolitan Area

The development of 7R Park Warsaw South III marks 7R’s return to the Warsaw warehouse market after a hiatus of several years. The project is being built in Sękocin, on the border with Janki, in one of the most recognizable logistics locations in the Warsaw area. The complex was designed for companies in the e-commerce, omnichannel, retail, last-mile logistics, distribution, and light manufacturing sectors seeking efficient and flexible space in the immediate vicinity of Poland’s largest consumer market. 7R Park Warsaw South III and its location guarantee fast and flexible delivery times on the one hand, and on the other, offer an attractive solution compared to urban warehouses in terms of cost-effectiveness.

Strategic location in Sękocin

7R Park Warsaw South III will be built near the S8 expressway and a short distance from the Opacz interchange, which connects the S2, S7, and S8 routes as well as the A2 highway. This location ensures efficient connections to downtown Warsaw, Chopin Airport, and the major transportation routes leading to other parts of the country. Its proximity to the capital also provides access to a well-developed logistics and service infrastructure, as well as a large workforce. As a result, the project will be able to support both metropolitan distribution and larger-scale operations.

Strefa Tenisa is the first tenant at 7R Park Warsaw South III

The first tenant of the complex was Strefa Tenisa, Poland’s largest online retailer specializing in tennis equipment, apparel, and accessories. The company leased 3,500 square meters of modern space, which will support the growth of its online sales and logistics operations.

For over two decades, Strefa Tenisa has been expanding its product lineup aimed at beginners, as well as players, coaches, and tennis clubs. The company offers products from the world’s leading brands, including Wilson, Babolat, Head, Yonex, Tecnifibre, Nike, Adidas, ASICS, On, and Lacoste. In recent years, Strefa Tenisa has been intensively expanding its online sales, logistics operations, and international activities under the Strefa Tenisa and Tennis Zone brands. The company operates in Central, Eastern, and Western European markets and plans to continue its expansion across Europe.

Flexible warehouse modules for e-commerce, logistics, and light manufacturing

Efficient goods receipt and shipment, effective organization of warehouse zones, and the ability to scale operations further are all important. 7R Park Warsaw South III gives tenants the freedom to configure modules and office facilities, and its technical specifications allow processes to be planned from the outset in accordance with the user’s needs. The agreement with Strefa Tenisa demonstrates that the project meets the requirements of growing companies that expect warehouse space to provide tangible support for their operations.

A modern space for various operating models

7R Park Warsaw South III will offer a total of 47,000 square meters of modern, Class A multi-tenant warehouse space. The buildings can be divided into independent modules (with a minimum area of 1,620 sq m), allowing the size and layout of the leased space to be tailored to the needs of individual companies. The project will support, among other things, logistics and distribution operations, e-commerce fulfillment, and light manufacturing processes.


The buildings at 7R Park Warsaw South III will feature advanced technical specifications, offering a clear height of 10 m, a floor with a load-bearing capacity of 7 metric tons per square meter, and a column grid of 12×22.5 m with an extended loading bay area (the first column set back 24 m), They will also be equipped with, among other things, hydraulic loading docks, air destratifiers to reduce internal temperature differences, and a sprinkler system compliant with NFPA 13. To provide customers with the greatest possible flexibility, the buildings have been designed for a permissible fire load exceeding 4,000 MJ/sq m.

Energy Efficiency and BREEAM Excellent Certification

In addition, the project will incorporate numerous solutions designed to enhance energy efficiency and user comfort, including a building management system (BMS), DALI-controlled LED lighting, a photovoltaic system, and electric vehicle chargers. Completion of the first phase of the project, which will be built in accordance with the BREEAM environmental certification criteria at the Excellent level, is scheduled for March 2027.
