The warehouse currently under construction in Kąty Wrocławskie is 7R’s first project in the Green Saver category, designed to reduce both CO2 emissions and operating costs. 7R Park Wrocław West II has just secured a total of 87 million zlotys in financing from Bank Pekao S.A.
7R, a developer of high-quality warehouses, has implemented eco-friendly solutions there that will reduce operational CO2 emissions by over 50 percent compared to buildings constructed in accordance with the technical requirements of building codes. At the same time, these green solutions will help significantly reduce operating costs. In the future, 7R Park Wrocław West II will require significantly less electricity during operation. According to 7R’s calculations, the reduction in primary energy demand per square meter per year will be nearly 70% compared to current regulations.
The solutions we developed for the park in Kąty Wrocławskie have generated significant interest in the market. Many tenants are increasingly adopting practices aligned with sustainable development. They are investing in green solutions, knowing that the initial investment will pay off in significant savings on operating costs. From an investor’s perspective, a product with these specifications—green, modern, and yet focused on reducing operating expenses—will be a more desirable asset. We believe that the elevated standard will be reflected in a correspondingly higher value for this property. We will replicate this innovative technological and business model in selected future projects. New green parks will be developed under the 7R Green Saver brand, in line with the idea of “Saving the costs, saving the planet.”

Thanks to innovative solutions designed with sustainability in mind, combined with low operating costs, the project secured favorable financing from Bank Pekao S.A. This includes a construction and investment loan of EUR 16.5 million and a revolving VAT credit line of PLN 16 million.

7R Park Wrocław West II, with a total area of 44,000 sq m, is fully leased—the entire space has been leased by Yusen Logistics. Kajima Polska is the general contractor. The building is being constructed in a strategic location, at the Kąty Wrocławskie interchange on the A4 highway. The planned completion date is the second quarter of 2024, and the target BREEAM rating is Outstanding.
The key green solutions implemented in the building include: heating and ventilation systems with high-efficiency heat pumps and heat-recovery ventilation, an advanced BMS control system, energy-efficient LED lighting, a photovoltaic system, and an on-site energy storage facility. This will allow for the storage of green energy from the PV system generated during peak production. It can be used when solar energy production is lower and electricity demand in the building is higher. This innovative solution, unprecedented in facilities of this type, will enable energy storage and a significant reduction in the carbon footprint.
