7R continues its partnership with a leader in e-commerce logistics solutions. Construction of a new BTS facility in Bydgoszcz is underway

7R is beginning construction on a built-to-suit (BTS) facility for a company specializing in providing logistics solutions for the e-commerce industry in Europe. The 9,700-square-meter facility, located in Bydgoszcz, will house a modern package sorting center. The project is scheduled to be completed in the first quarter of 2027. This is yet another project undertaken by 7R for this company—to date, the developer has delivered 44,000 square meters of modern warehouse space across five locations.

The Next Phase of Development for 7R Park Bydgoszcz I

The project is being developed as part of the 7R Park Bydgoszcz I complex. In addition to the BTS facility currently under construction, with an area of 9,700 square meters, the complex also offers the possibility of expanding by an additional 22,000 square meters of warehouse space on a speculative basis. Previously, the first phase of the project, with an area of 16,505 square meters, was completed and delivered in June 2022.

Solutions Tailored to the Tenant's Operations

The building at 7R Park Bydgoszcz I will be equipped with a range of solutions tailored to the specific needs of the tenant, who has revolutionized the parcel delivery market in Poland. Special charging stations for electric vehicles will be installed on the property. In addition, the building will be equipped with an energy storage system, a backup generator, and a dual heating system combining heat pumps with a gas-fired system. These solutions will increase the facility’s energy efficiency and ensure the continuity of logistics operations. The tenant was supported in the site selection process by the international consulting firm Cushman & Wakefield.

Flexible space for logistics, e-commerce, and light manufacturing

7R Park Bydgoszcz I is a modern, Class A logistics and warehouse park designed for companies in the logistics, e-commerce, distribution, and light manufacturing sectors. The complex’s flexible structure allows the space to be tailored to tenants’ needs, both in terms of the scale of their operations and the specifics of their operational processes. The project is BREEAM-certified at the Excellent level.

Bydgoszcz is strengthening its position on Poland's logistics map

The complex is located less than 6 km from the center of Bydgoszcz, one of the key logistics hubs in north-central Poland. The city and its surrounding area boast a highly developed transportation infrastructure and a skilled workforce from various industries. The location offers direct access to the S10 expressway, which connects Bydgoszcz with Toruń and Szczecin, as well as the S5 expressway, which provides connections to Poznań, Wrocław, and the Tri-City. The development is located less than 7 km from Ignacy Jan Paderewski Airport and a similar distance from the Bydgoszcz Główna train station.


The modern warehouse space market in the Kuyavian-Pomeranian Voivodeship spans over 950,000 square meters, and Bydgoszcz and its neighboring municipalities are attracting the attention of international players and show great potential—both in terms of new manufacturing and warehouse investments and the leasing of existing facilities.
