7R is developing a modern project in Szczecin. Procent Poland Sp. z o. o. is leasing over 23,000 square meters at 7R Park Szczecin South

7R is returning to the Szczecin warehouse market. The company is beginning construction on 7R Park Szczecin South, a modern logistics and warehouse complex that will ultimately consist of two buildings with a total area of approximately 29,000 square meters. Procent Poland, a provider of logistics services for the e-commerce sector, has become the exclusive tenant of the first building. Under a long-term lease agreement, the company has leased over 23,000 square meters of functional warehouse space.

The New 7R Project on Szczecin’s Logistics Map

7R Park Szczecin South will be developed in the southwestern part of Szczecin, in close proximity to the German border and along one of the main transportation corridors connecting Poland with Western European markets. The project will be 7R’s first development on the left bank of Szczecin. The complex will offer approximately 29,000 square meters of modern Class A space in two buildings of varying sizes (over 23,000 and 5,000 square meters, respectively), allowing for flexible adaptation of the space to the needs of companies engaged in logistics, distribution, e-commerce, and light manufacturing.

Over 23,000 square meters for Procent Poland

Even before construction began, Procent Poland leased over 23,000 square meters of space at 7R Park Szczecin South. The company will use the new space to conduct logistics operations for the e-commerce sector. The tenant will occupy an entire building, gaining the ability to customize its layout and infrastructure to the specific needs of its business. Procent Poland was supported by Sawitar Estate Broker during the negotiation and signing of the lease agreement.

A location that supports cross-border logistics

One of the key advantages of 7R Park Szczecin South is its location. The development will provide convenient access to the A6 highway, which connects to the German A11 highway leading toward Berlin, as well as to the S3 and S6 expressways. The complex will be built approximately 7 km from the center of Szczecin and about 36 km from Szczecin-Goleniów Airport. Access to the ports in Szczecin and Świnoujście will further expand opportunities for international distribution.


Its location near major road routes, port infrastructure, and the German consumer market means the project will be able to support both regional deliveries and cross-border operations between Poland and Germany. The location will also provide access to the labor pool of the Szczecin metropolitan area.

Energy Efficiency and Solutions Tailored to Operations

The buildings at 7R Park Szczecin South will be equipped with numerous solutions designed to support energy efficiency and operational flexibility. In the hall, where Procent Poland is the sole tenant, heating will be provided by heat pumps integrated with a 50 kWp photovoltaic system. The facility will also be equipped with energy-efficient DALI-based lighting, controlled via a BMS system, and an ESFR K360 sprinkler system (4.1 bar), allowing for more flexible adaptation of the space to the type of products being stored. The complex will be built in accordance with BREEAM certification criteria at the Excellent level.

Szczecin is strengthening its position as a regional logistics hub

The West Pomeranian warehouse market—and Szczecin in particular—is one of the most important and fastest-growing regional logistics hubs in Poland. The total stock of modern industrial space in the West Pomeranian Voivodeship amounts to nearly 1.4 million square meters, and the vacancy rate remains at an exceptionally low level of approximately 1.4 percent—the second lowest in the country, compared to the national average of 7.3 percent. The region’s position is strengthened by its proximity to Germany, access to seaports, a well-developed logistics infrastructure, and the presence of the manufacturing, offshore, and maritime sectors. “This environment and the favorable economic climate mean that we are embarking on the development of 7R Park Szczecin South with great optimism, and the long-term lease agreement with Procent Poland is the best confirmation that this is the right move,” commented Kamil Szabłowski, Senior Leasing Manager at 7R.


Depenbrock Polska has been selected as the general contractor for 7R Park Szczecin South. Construction is scheduled to begin in August 2026, and completion of the entire complex is expected in the third quarter of 2027.
