A second 7R Green Saver warehouse is being built in Przylesie

7R, a developer of high-quality warehouses, has begun construction on its second 7R Green Saver facility. The warehouse is distinguished by its low-carbon operations and savings on operating costs. The tenant of this BTS facility—the first warehouse in 7R Park Przylesie—is the Polish subsidiary of the Eberspächer Group—a global supplier to the automotive industry.

7R Green Saver is a warehouse that meets four ESG criteria strictly defined by the company for this product line. As a result, the building will achieve a minimum 50% reduction in operational CO2 emissions and a 70% reduction in primary energy demand, compared to buildings constructed in accordance with Polish building regulations. Energy-efficient solutions will help tenants generate savings on operating costs. The warehouse was designed to achieve the highest BREEAM rating of “Outstanding.”

– The first BTS building at 7R Park Przylesie meets the high standards of a 7R Green Saver warehouse and has also been fully tailored to the specific needs of the client’s operations. We have implemented a number of technical adaptations, such as increasing natural light by 12.5%, improving ventilation quality, enhancing wall and roof insulation, and installing heat pumps and a BMS system. The building will be equipped with an electric vehicle charging station and ground-mounted photovoltaic panels,” concludes Magdalena Kostjan, Business Development and Leasing Director at 7R.

The BTS facility currently under construction in Przylesie, Opole, has a total area of 12,600 sq m and is the first building in the new 7R Park Przylesie, which will ultimately offer approximately 270,000 sq m of warehouse and production space. It is located right next to the A4 highway, 1.5 km from the Brzeg interchange, 50 km south of Wrocław.

The tenant of the facility is Eberspächer Sütrak Poland, the Polish subsidiary of the Eberspächer Group, a world-leading manufacturer and supplier to the automotive industry. The company will produce air conditioning systems for buses and coaches with electric, hybrid, and conventional powertrains, employing approximately 100 workers at the new plant. Temperature management solutions ensure comfort for passengers and drivers in sustainable public transportation worldwide.

The support and commitment of local authorities over many months were crucial to the project’s success. This investment is an excellent example of how cooperation between the business sector and local government can bring tangible benefits to the entire community. Recognizing the potential and development opportunities of the investment areas located near the “Brzeg Motorway Interchange” in Przylesie, the Olszanka Municipality is currently constructing a road leading, among other places, to the warehouse.
