7R, a developer of high-quality warehouses, has completed construction of the modern 7R City Flex Poznań East I complex. The last-mile logistics facility is fully leased—the space will soon be handed over to Quick Service Logistics Polska, Pharmalink, and Mora.
Located in Poznań’s Franowo district, the warehouse offers 9,800 sq m of modern logistics space. The facility is situated just 3.5 km from the A2 highway, near the Krzesiny interchange, ensuring convenient access to major transportation routes. 7R City Flex is a concept of strategically located urban logistics facilities that combine modular warehouse space with modern offices. They facilitate the efficient organization of “last-mile logistics,” i.e., deliveries to the customer at the final stage.
The building is fully leased. Tenants include Mora—a Polish supplier of heating systems, which will occupy 2,400 sq m—and Pharmalink, which will use 1,200 sq m for a local warehouse serving the pharmaceutical industry. Quick Service Logistics Polska—an international logistics operator specializing in supply chain services for restaurant chains (multi-temperature deliveries)—has leased 5,900 sq m.
“Interest in this project has been very high from the very beginning. The facility offers flexible modules, sustainable solutions, and an excellent location. All of this has allowed us to fully commercialize it well before it was even completed,” emphasizes Magdalena Kostjan, Head of Leasing at 7R.
7R City Flex Poznań East I is distinguished by its high quality and use of innovative solutions. The modern façade, with its subdued colors, blends perfectly into the surrounding urban landscape. It was partially constructed using fossil-free steel, which is characterized by virtually zero carbon dioxide emissions. The warehouse is equipped with energy-efficient LED lighting with dynamic DALI control, which ensures optimal illumination of the space. Skylights allow natural daylight to enter, improving working comfort and reducing energy consumption.
To minimize heat loss, the airtightness of the facade has been improved. A 50 kWp photovoltaic system will supply the building with clean energy
and reduce its carbon footprint. A building management system (BMS) has also been implemented to control and monitor the facility. The facility is equipped with an electric vehicle charging station. The entire project was completed in accordance with the requirements of the BREEAM Excellent certification.
