Warsaw, January 15, 2026 – 7R, a leading commercial real estate developer, has signed a long-term lease agreement with Profile VOX for over 20,000 sq. m. of modern warehouse and production space in Pobiedziska, near Poznań. The facility, developed on a BTS basis, was designed as a hybrid layout, divided into a modern warehouse section and a production area tailored to the client’s requirements, meeting standards for insulation and energy efficiency.
The transaction strengthens VOX’s presence in one of Poland’s strongest industrial and logistics regions and responds to the growing importance of operational models based on shortening supply chains and locating production closer to target markets.
“The agreement signed is yet another example of nearshoring, which is no longer viewed as a theoretical trend but is becoming a tangible phenomenon with a positive impact on the Polish market. Decisions to combine production and logistics in a single location are increasingly driven by a simple cost-benefit analysis. Shorter delivery times, greater predictability regarding lead times, and better control over processes have real business value today, especially in an environment where demand for certain categories is growing rapidly ,” commented Damian Kołata, Head of Commercial at 7R.
The new 7R facility for Profile VOX, located in Pobiedziska—near National Road No. 5 (International E-261)—will offer a total of over 20,000 sq m of functional space, including warehouse and production areas as well as office space (spanning two floors). To support the tenant’s sustainable development goals, the building will be equipped with heat pumps and a 350 kWp PV system, expandable to 1,000 kWp.
The facility in Pobiedziska is a strategic investment that combines manufacturing and logistics functions in a single location, thereby enhancing Profile VOX’s operational scale and resilience. The use of state-of-the-art production lines, a high level of automation, and
Digitalization will enable the effective implementation of solutions aligned with the principles of Industry 4.0. AGV robots will be a key component of the infrastructure, serving as the lifeblood of internal logistics and ensuring the smooth flow of materials between key processes.
“The decision to lease 20,000 square meters of space in a facility that integrates production and warehousing is a response to the company’s growing operational needs. This investment will enable us to shorten order fulfillment times, increase flexibility, and enhance supply chain stability. At the same time, it represents the next stage in our company’s development—following a period of intensive expansion of the VOX brand in the Indian market, we are now focusing on strengthening our operational base in Europe, expanding production capacity, and modernizing our infrastructure,” said Jarosław Raj, a member of the VOX management board.
Damian Kołata notes that transactions of this type are among the most sought-after on the market today.“Companies are increasingly looking for facilities that are not merely warehouses or production halls, but that genuinely support the end-to-end process, which aligns perfectly with our ‘Beyond Warehouse’ concept.” Pobiedziska is a location where key advantages converge: proximity to Poznań, access to the labor market, and a location advantageous for distribution within Poland and toward western destinations. The project we are developing allows for stable growth and expansion without adding unnecessary miles to the supply chain.”
The agreement confirms the ongoing trends in the Polish market, characterized by steadily growing demand and consistent activity not only in the largest markets but also in developing areas. In just the last six years, the warehouse space market in Poland has doubled and reached over 36 million square meters, demonstrating the sector’s impressive growth rate in Poland, with a clear shift in tenant behavior as they change their decision-making logic. In addition to rent rates, they are now analyzing potential operational efficiency, automation capabilities, and layout customization more closely, and taking the total cost of ownership (TCO) into account. For the market, this is a clear signal that locations in the Poznań area remain among the most strategic points on the map of modern logistics and light manufacturing.
